PropertyGuru Kicks Off Year-End Campaign to Help Malaysians Find Homes Under RM500,000

As affordability continues to shape Malaysians’ property decisions, PropertyGuru Group, Malaysia’s leading property technology company and operator of PropertyGuru and iProperty, has launched a year-end campaign focusing on homes priced at RM500,000 and below. The initiative aims to close the gap between developers offering attainable housing and Malaysians searching for affordable, well-connected homes, while supporting national efforts to make homeownership more accessible.

Through this campaign, participating developers with projects below RM500,000 will be featured across both PropertyGuru and iProperty platforms. Each feature will guide users to a dedicated search results page showcasing eligible listings, making it easier for home seekers to browse, explore and compare homes that fit their budget.

According to the National Property Information Centre (NAPIC), Malaysia’s average house price reached RM490,376 in the first half of 2025, a figure that remains out of reach for many B40 and lower-M40 households. Despite this, the market has gradually stabilised, supported by government policy measures, reductions in the overnight policy rate (OPR) and growing buyer confidence.

At the PropertyGuru & iProperty FutureBuilt Summit 2025, Dr Lee Nai Jia, Head of Real Estate Intelligence at PropertyGuru Group, highlighted encouraging signs of recovery in the residential property market. Developers have reported stronger take-up rates for new launches in fast-growing areas such as Klang Valley, Johor and Penang. The improved sentiment is further boosted by the cumulative 75-basis-point reduction in the OPR and various homeownership incentives outlined in Budget 2025, including stamp duty exemptions and loan support for first-time buyers.

Kar Wai Low, Country Marketing Director for PropertyGuru and iProperty Malaysia, emphasised the campaign’s role in connecting both sides of the market. He explained that home affordability remains a major concern for Malaysians and that the campaign is designed to create visibility and impact for developers as well as buyers. The goal is to help Malaysians find quality homes within reach while enabling developers to connect with ready buyers in this essential price segment. By bringing both parties together across PropertyGuru and iProperty, the platforms are leveraging their reach and data to make affordable options easier to discover, compare and act upon.
